Booking conditions
Introduction
Welcome to Boshuis Astéri! I have drawn up the booking terms and conditions below based on the RECRON terms and conditions. Here you will find the agreements I would like to make with you regarding your stay. By making a booking, you agree to these terms and conditions.
You don’t want to think about it, but it’s possible that your trip might unexpectedly have to be canceled. It’s advisable to purchase cancellation insurance from a provider such as ANWB, which also covers you in the event of pregnancy, a death in the family, or a break up.
1. Reservation and Confirmation
1.1 Reservation
Your booking is not final until you have received a confirmation email.
1.2 Payment
The full amount must be paid immediately upon reservation, unless otherwise agreed in writing.
1.3 Double Booking
In the event of a double booking (e.g., due to a technical glitch), the most recently registered booking will be canceled. The person who made the booking will be notified as soon as possible and will receive a full refund of the amount paid.
1.4 Age of the primary renter
The primary renter must be at least 21 years old and is responsible for the travel group and for adhering to the house rules.
2. Cancellation and Changes
2.1 Cancellation by the Tenant
Cancellations must be reported by email to info@boshuisasteri.nl
The following fees apply in accordance with the RECRON terms and conditions:

for cancellations more than three months prior to the start date, 15% of the agreed price;

for cancellations between three and two months prior to the start date, 50% of the agreed price;

for cancellations between two and one month prior to the start date, 75% of the agreed price;

for cancellations made within one month of the start date, 90% of the agreed price;

for cancellations made on the start date, 100% of the agreed price.
2.2 Early Departure
No refund will be issued in the event of early departure.
2.3 Changes
Changes to the reservation (such as arrival and departure dates) are possible upon consultation, subject to availability.
2.4 Cancellation by the landlord
In the event of force majeure (such as fire, serious damage, or natural disasters), the landlord reserves the right to cancel the booking. In that case, the full amount will be refunded.
3. Arrival and Departure
3.1 Check-in
The exact check-in time is listed on the website and in the confirmation email.
3.2 Check-out
The exact check-out time is listed on the website and in the confirmation email. Additional charges may apply for late check-out without prior notice.
4. Tenant’s Responsibilities
4.1 Liability for Damage
The tenant is responsible for any damage to the property, furniture, or equipment caused during the stay. We recommend that you purchase travel and/or liability insurance.
4.2 Keys
In the event of lost keys, the costs of having new keys made (or, if necessary, replacing the lock) will be charged to the tenant.
4.3 Leaving the Property Clean and Tidy
The property must be left clean and tidy; this includes washing the dishes and taking out the trash. A check-out checklist can be found in the welcome folder in the vacation home, and all items on the list must be completed. In the event of excessive dirt or mess, additional cleaning fees will be charged to the renter.
5. Use of the Property
5.1 Maximum Occupancy
The property may be occupied by a maximum of four people. Exceeding this limit without permission may result in termination of your stay.
5.2 Pets
Pets are not allowed.
5.3 Roken en open vuur
Roken is in de woning niet toegestaan. Open vuur (zoals een barbecue of vuurkorf) zijn in verband met brandbaarheid van veranda, huisje en bos eveneens niet toegestaan.
5.4 Feesten en overlast
Feesten en overmatige geluidsoverlast zijn niet toegestaan. Bij klachten of ernstige overlast kan het verblijf zonder restitutie worden beëindigd.
6. Landlord’s Responsibility
6.1 Liability
The landlord is not liable for any accidents, injuries, or damage to persons or property during the stay in the property.
6.2 Technical Malfunctions
The landlord is not liable for any failure or malfunction of technical equipment, utilities, or Wi-Fi, but will do its best to resolve these issues as soon as possible.
6.3 Access to the Property
Your privacy will be respected, but the owner reserves the right to enter the property at any time if deemed necessary, for example in the event of an emergency or urgent maintenance.
7. House Rules
7.1 House Rules
The tenant must comply with the house rules in effect at the vacation home. In the event of a violation, the stay may be terminated without a refund.
8. Governing Law
8.1 Choice of Law
This agreement is governed by Dutch law. Any disputes shall be submitted to the competent court in Putten.
9. RECRON Terms and Conditions
These booking terms and conditions are based on the official RECRON Terms and Conditions for Vacation Rentals 2025, drawn up in collaboration with the ANWB and the Dutch Consumers’ Association.
